GBP 260 milion new look for the waterside

A GBP 260m waterside development including a casino, entertainment, office and living space is to be launched in Leeds.

Clarence Dock will be officially launched to the public in September this year.

It will include more than 1.2 million sq ft of entertainment and living space.

The project involves the regeneration of another part of Leeds‘ waterfront.

ALEA, a new GBP 15m, 65,000 sq ft casino and entertainment venue at the entrance to Clarence Dock will also open its doors in September to coincide with other leisure openings on site.

ALEA will include bars, restaurants and gaming as well as corporate facilities with a private cinema never seen before in Leeds.

John Galvani, development director at London Clubs International/ALEA, Leeds said: „We are excited to confirm a launch date at Clarence Dock.

„We believe that the proposition at Clarence Dock is going to be a major draw for the region and are confident that our new facility will set the bar for both product and design above anything Leeds has ever seen before. ALEA will become the must visit leisure destination in Leeds.“

Restaurant

Scheme developer Crosby Lend Lease has attracted a mix of well known national brands and popular regional restaurants.

By autumn 2008 a number of restaurants will be operating along the waterfront and boulevard at Clarence Dock.

Tesco Express is already operating with takings up 30 per cent in its first month trading. Starbucks is already open. More retail stores will launch later this year.

Restaurant operator Tiggis is to open a Tuscan food restaurant @larocca later this month.

The GBP 2m restaurant will be open seven days a week.

Café Aagrah is to open mid-August closely followed by Indian restaurant Mumtaz.

Pizza Express and The Roast will open in advance of plans for Clarence Dock to host the launch of Leeds Shopping Week in early October.

Clarence dock has 1,200 homes, creating a city centre village in Leeds. Sixty per cent of residents are aged between 20 and 30 with 54 per cent earning between GBP 20,000 and GBP 30,000

Clarence Dock recently won the much coveted award for Best Commercial Development at the 2008 Yorkshire Property Awards.
